That no Calvià resident is forced to leave the municipality due to not being able to access housing. This is the goal that the mayor of the municipality, Juan Antonio Amengual, set himself on Wednesday before the Regional Government's president, Marga Prohens, during a visit to the Peguera land plot where IBAVI will build 24 VPOs (subsidised housing). "Solving the problem of access to housing is not easy and there are no magic recipes. But that does not mean we will lower the bar of what citizens so rightly demand. Our aim is that no Calvià resident is forced to leave their municipality due to not being able to access housing. We want them to work, start their families and develop their life products in Calvià," said Amengual.
The delegation visited the Peguera land plot on Bonavida St. in Peguera. Last November, Calvià Town Hall formalised the deed of free transfer of the municipally owned plot to the Balearic Housing Institute (IBAVI). Under the agreement, IBAVI has acquired the land to carry out the promotion and construction of public housing. IBAVI has already presented a basic project for the construction of 24 public housing units and 24 outdoor parking spaces. The plot, valued at 898.836,47 euros according to the Land Registry data, has a surface area of approximately 5.850,70 square metres. A minimum investment of 4.1 million euros is expected. As in previous developments, the allocation of the homes will be the responsibility of IBAVI with the condition that priority will be given to Calvià residents in the process.
Furthermore, the mayor has confirmed the transfer of surface rights to private developers of four plots in Calvià village, Peguera, El Toro and Magaluf for the construction of approximately 300 rental homes at affordable prices for residents. Calvià thus joins the "Build to Rent" programme, which aims to tender the construction and management of a housing stock for affordable rentals. The programme facilitates the granting of surface rights to private developers for 75 years, after which the ownership of the homes reverts to the Town Hall. This formula allows developers to avoid the land cost, which represents a significant saving and favours the viability of the projects. The administrative specifications for the competition are being worked on.
The works on the Peguera development are expected to begin after the summer and will last for a period of eight months. The allocation process will then begin, with preference given to citizens of the municipality who can prove that they have lived in Calvià for a minimum of seven years.
